11 Oct LMR or LOW & MID-RISE HOUSING WITH DOMUS HOMES
IS MY PROPERTY IN A LMR AREA AND WHAT CAN I BUILD ON IT?
The NSW State Government has brought in the LMR or Low & Mid-Rise Housing Policy starting on 28 February, 2025. LMR applies to land zoned R1, R2, R3 and R4 within 800 metres of selected town centres, train and light rail stations throughout Sydney and NSW.
The LMR Housing Policy applies to areas such as:
Annandale, Artarmon, Ashfield, Balgowlah, Bondi Junction, Glebe, Chatswood, Concord, Cremorne, Crows Nest, Croydon, Darlinghurst, Paddington, Double Bay, Drummoyne, Edgecliff, Erskinville, Five Dock, Forestville, Gladesville, Gordon, Kensington, Killara, Kingsford, Lane Cove, Lilyfield, Lindfield, Manly, Manly Vale, Maroubra, Marrickville, Milsons Point, Mona Vale, Neutral Bay, Newtown, Strathfield, Northbridge, Petersham, Pymble, Randwick, Redfern, Rose Bay, Roseville, Spit Junction, St Ives, St Leonards, St Peters, Stanmore, Ryde, Turramurra, North Sydney, Wahroonga, Warringah, Waterloo, Waverton and Wollstonecraft.

The Low & Mid-Rise Housing Policy comprise non refusal standards which provide clear standards for assessing Development Applications (DA) such as minimum land sizes, maximum floor space rations (FSR), maximum building heights, minimum property frontages and parking requirements. This means that if you DA complies with these standards, Council has to approve you DA.
If your property lies within a LMR zone, is more than 450m2, has at least 12m frontage and is in a R1, R2, R3 or R4 zone, then you may build a duplex. Larger sites and frontages will allow you to build terraces, manor houses and apartments depending.
