NEW COOGEE LUXURY HOUSE AND POOL CONSTRUCTION

Domus Homes is project managing the delivery of a luxury new house and pool in Coogee overlooking Gordons Bay.

 

The owners, a property developer and a businesswoman requested David Edelstein’s assistance to run their project to free up time for their busy schedules. The owner has known David for 30 years having worked with him during David’s previous life in the Property Development corporate sector.

 

The three level house, designed by the client’s’ architects who still remain engaged, has a top floor master suite with sweeping views through large windows over Gordons Bay including two walk in robes and a large en suite also open to the view. The mid level comprises three bedrooms, two bathrooms, a study and a rumpus room with a fireplace. The ground floor level comprises a large open plan kitchen with a central bench, butler’s pantry, open plan living and dining area with a fireplace opening up onto a large covered terrace, a powder room and a laundry. Most rooms have beautiful sea views. The pool which has to be renovated, is located in the garden adjacent to the living area.

 

When Domus Homes was called in, the project had progressed substantially with underground foundation works plus a Section 4.55 variation having been submitted to Council and built, such as roof and large window changes to maximise the sea views. The building slabs, framework and some windows were completed.

 

Whilst an interiors pictorial concept had been drafted for guidance, detail and multiple selections had not been finalised. It was determined to carry these out by the owner, with assistance from Domus Homes.

 

Domus Homes was requested to get on top of the contract administration. This included installing a site meeting discipline, meeting minutes distribution, regular site inspections, consultant coordination and giving instructions to them and the builder, devising an excel project costs spreadsheet, verifying and certifying variations and progress payments, selection of nominated subcontractors, scrutinising price submissions and working closely with the owners on technical and selection issues & get decisions from them. 

 

Currently, the project has reached lockup, all service rough ins are complete (including air conditioning, electrical, plumbing), gyprocking is complete, Hydronic heating installed, waterproofing completed, internal doors installed and external works are ongoing. Internal tiling has started. Joinery site measure has started with fabrication to follow soon thereafter.
