Renovation, Extension and First Floor Addition to a Semi House in Five Dock, Inner West, Sydney Completed March, 2025

Domus Homes recently completed the custom design and build delivery of this luxury semi house renovation, extension and first floor addition in Five Dock, Inner West, Sydney.

Domus Homes managed the approval process through Canada Bay Council and provided full architectural services and project management delivery from concept to completion.

The clients required experienced and safe hands to deliver their custom designed semi house project for peace of mind at project completion, which was duly delivered.

The clients who both work from home, wanted a forever home in Five Dock with luxury finishes such as timber floors, polished concrete floors, under floor heating, standing seam aluminium external cladding, double glazed windows and doors and a large galley kitchen with top line appliances.

The existing dated semi house comprised of two bedrooms, a living room, a small kitchen, a bathroom and was in original condition. The two front bedrooms and adjoining living room were retained and upgraded with new timber floors, built in cupboards, patching and painting and plantation shutters. A new laundry, a new bathroom, a pantry storage walk-in room, a grand staircase, an open plan kitchen and casual dining area leading onto a covered al fresco sitting and BBQ area facing north were provided.

On the first floor level the clients required a north facing main bedroom, en suite bathroom, walk in wardrobe and a study/small bedroom.

Our concept to completion service included custom design and project management delivery, incorporating sketch plans; DA plans; Canada Bay Council approval; construction documentation; construction tender; construction certification; and contract administration. All the external consultants and the hand-picked builder were managed by Domus Homes.

Semi houses generally require Council approval unless it has a wide enough frontage (minimum 6.0m) to accommodate a 900mm first floor setback from the common wall of the adjoining semi, in which case a Complying Development Certificate (CDC) can be granted obviating the need to go to Council.
