10 Sep Renovation of Luxury Cremorne Point Apartment
Domus Homes has almost completed the renovation of a luxury top floor apartment in Cremorne Point. The apartment, with views over the harbour and the harbour bridge was recently purchased by the owners who were recommended to use Domus Homes by our Cammeray luxury house client, to manage the luxury apartment renovation.
The apartment comprises three bedrooms, laundry, powder room, main bathroom, main bedroom en suite bathroom, kitchen, living/dining room and a balcony. A study nook was requested. The apartment was in poor condition and was in need of updating.
The clients employed their own architect who played an integral part in the design of the apartment renovation including architectural plans and the interior design and site meeting attendance. Domus Homes Project Managed the renovation delivery including management of the builders, nominated sub contractors, engineer, architect, regular site meetings, site inspections, site instructions, procurement, progress claim certification and budget management.
A Cost Plus contract was executed using a Domus Homes’ handpicked builder selected for their high quality and professional work standards and also having completed multiple successful projects for Domus Homes’ clients for nearly 20 years.
Some minor structural works were required for the study nook which was created as well as locations for new air conditioning overhead unit grill locations in the bedrooms and in the living/dining room.
Whilst the apartment presented fairly well, it was dark and it was in need of a contemporary and modern update with a light colour palette. The entire apartment was stripped back including the bathrooms, kitchen and ceilings to maximise the room heights. The crazy paving and carpet floors were removed to make way for engineered timber floors over sound insulation. Walls were stripped back of the drummy render and patched up. Window frames and hardware were also upgraded as were doors, architraves and skirtings. A new glass sliding door was installed to replace the existing heavy, weather unfriendly door. The balcony area was also stripped, waterproofed, retiled and refinished.
New air conditioning was installed whilst the electricals had to be renewed. Plumbing also had to be reconfigured using the existing plumbing locations in tact as well as repairing and reconfiguring plumbing pipes in multiple locations. New ceiling insulation and plumbing pipe insulation was installed.
Using Domus Homes’ wholesale network, our clients were able to purchase all of the provisional sum items at cost such as the joinery, appliances, tapware, sanitaryware, hardware, blinds, curtains, tiles, lights, air conditioning and floor boards adding up to substantial cost savings. Domus Homes took the clients shopping for these items and managed the joiner selection and delivery on their behalf.
Some joinery is outstanding and ongoing to finalise the alteration. Builders work is complete. The project started at the end of February 2025, so it has been a 5 month project. The clients moved in on 1st August, 2025.
