Architectural Style – Classic Contemporary.

This stylish brick and concrete family home was architecturally designed to have an understated, but elegant presentation from the street, but with a contemporary profile from the pool and backyard elevations. The large metallic front door in the front portico area gives a clue as to what lies beyond the front façade. On entering the house through the double volume entry hall, one can observe the luxurious internal finishes which were designed to be warm and modern for a homely feeling, yet still contemporary and minimal allowing flexibility of furniture choice. Finishes and colours were used to enhance the warm feel of the home, yet skirtings, architraves and cornices were all shadow lines. Recessed uplit ceiling features create height and elegance to the rooms, whilst large sized natural stone tiles were used for all living and wet areas with lush carpets for the bedrooms. Ecological considerations.

With every house or renovation taken on by Domus Homes, the client’s brief and the specific site criteria are carefully considered in order to maximise the comfort levels in the home whilst minimising the energy use. For this beautiful Bellevue Hill family home, four of the bedrooms face north whilst the main living area does too. This designed orientation maximises views as well as sunlight into the house in winter whilst minimising direct sunlight into the house in summer. Tiled concrete floors absorb the sun’s warmth during the winter giving off ambient heat as night falls. Roof overhangs and pergola louvre systems provide shade over the terraces in summer or lets in warm sunlight during the winter. Cross flow ventilation is provided throughout the house contributing to its comfort on warmer days. Roof insulation and electronic skylights ensure hot air escape or warm air retention depending on the season. Internal and external blinds provide added sun protection.

Interior Design.

Domus Homes’ interior designer was used to deliver an outcome which the clients love. Based on the clients’ brief, our interior designer put together a few colour and material selection options and through a process of illimination with the clients, the final palette selection was made. The result is a base floor and wall stone throughout, but with added interest using mosaics for feature walls and a hierarchy of stone benchtops for the ensuites, guest powder room and the bold use of stone and Ceasarstone in the main kitchen. Joinery finishes and colours were coordinated as were internal paint and carpet colours. The main bedroom walk in robe features a leather ottoman surrounded by timber veneer cabinets. The selection of sanitaryware and bathroom and door hardware was also carefully selected to enhance the house. External colour consultancy was also carried out by Domus Homes’ interior designer including the pool tile selection, all in collaboration with the client. The result is a stunningly finished home where the colours and finishes are unmistakenly thought through by an expert in interiors.

Accommodation.

The house comprises five bedrooms all with en suite bathrooms and walk in robes to accommodate a large family. There are also three separate living areas, both formal and informal, all flowing seamlessly out onto large covered terraces made for inside outside living. The bifold and sliding doors from these areas maximise the integration of the inside with the outside. The kitchen is large and luxurious with a mixture of complementary natural stone and Ceasarstone benchtop selections. A study, guest powder room, walk in pantry, laundry, rumpus, kitchen, large storage area and beautifully designed walk in robe finish off the accommodation.
